PROPERTY DESCRIPTION

Lyncombe Farmhouse is a beautiful, Grade II listed, 16th Century longhouse located in the heart of Exmoor National Park. Only two miles from the village of Exford and surrounded by farmland, the house is situated in the beautiful Exe Valley, with the river running right past the front door. The farmhouse has been in the Webb family since the 1950s and continues to be a beloved family holiday retreat. 

This recently refurbished farmhouse is perfect for those who wish to enjoy the peace and tranquility of the surrounding countryside, splash in the river or socialise with friends and family. With walking, cycling and bridleways nearby, the farmhouse is the ideal base to explore Exmoor National Park, and discover the varied wildlife of the area. There are also many wonderful sights to see nearby including the famous Tarr Steps, the market towns of Dulverton and Dunster, and the dramatic Somerset coastline.

The farmhouse is rustic but comfortable, accommodating up to 10 people in 5 rooms and is perfect for large family get togethers or time away with friends. The farmhouse does have it quirks as it is off grid and in a remote location, but it has a lovely charm to it, and of course, it is set in the beautiful surroundings.

​The kitchen is equipped with a Rayburn, electric oven, a gas hob and fridge freezer, along with all the bits and bobs you might need.​​

Next to the kitchen, the main living/ dining room has beautiful original beams and a large open fire place, dining table and comfortable seating. A newly refurbished cloakroom can be found off the living room leading to a smaller lounge, equipped with wood burner, and a TV for DVD viewing.

The 'studio' at the end of the house can be used as an additional social space or activities room as it has a large table, sink with running water and small second fridge. Double doors lead out from the 'studio' into a enclosed, private orchard.

The farmhouse has 2 staircases leading to the upstairs floor. The wooden stairs take you from the main living/ dining room up into a small landing. Off the landing is a family bathroom, a cosy double bedroom and a large twin room.

Along the corridor and at the top of the stone staircase, there are a further 2 bedrooms, 1 good sized double and 1 twin.

At the end of the corridor is the master bedroom with a king sized bed and newly installed family bathroom with shower attachment. All bedrooms overlook the large garden at the front of the property, and the beautiful River Exe.

 

From the garden there is a gate leading out to the Grade II listed bridge and meadow beyond the riverbank.
