Sub-letting
The property may not be sub-let or assigned. Letting is only of a short term holiday nature.
The maximum number of people to stay is 10. Rates are based on the expected number of guests as detailed by the person making the booking. If numbers vary greatly a surcharge may be levied.
Lost of Items
& Breakages
​All substantial breakages and other damage must be replaced/made good or paid for to the owner’s satisfaction at the end of the booking. The owner is not responsible for any loss or damage to any goods, car or effects belonging to the guests, nor are they covered by any insurance in respect of any of the above.
Access
Occupation is from 3pm on the day of arrival until 11am on the departure day.
Guests are not permitted in any of the farm buildings other than for collection of wood. This restriction is necessary for Health & Safety and Insurance reasons.
Payments
Deposits: For all bookings, a completed Booking Form will be required along with a 20% deposit in order to confirm your reservation. Once a booking has been made the deposit becomes non-returnable.
Balance of Fees: The balance of monies due must be paid at least 21 days before the commencement of your stay. Failure to pay may result in cancellation of your holiday booking and reallocation of the dates. Bookings made within 4 weeks or less of the arrival date require the full balance to be paid. We cannot confirm your booking without this payment.
Cancellations
& Refunds
​In the event of a cancellation the balance will be refunded if the booking can be reallocated. £10.00 may be retained to cover costs.
Amendments or Transfers
No reductions or refunds can be made in respect of late arrival, early departure or absence during any part of your booking.
Date Changes: If, after your booking has been confirmed, you wish to transfer your booking to a different date, we will make every effort to meet your requirements. Cancellation charges may apply.
We reserve the right to refuse any booking for any reason.
General
The Farmhouse is to be left clean and tidy on leaving, to the standard guests would have expected on arrival. As an old listed building, sympathetic treatment is expected.
Dogs are very welcome but we ask that they be kept under control as Lyncombe Farm is a working farm. Please also clean up after your dog and ensure their flea treatment is up to date and any dog waste is disposed of properly.
