Inportant Information

There are a few things that we think it's important you know before booking your stay.

Features & Facilities

No. of guests

The property is suitable for family and friend groups of up to 10 people. A travel cot and mattress, along with a high chair is provided.

Linens

We do not currently provide linens. Please bring all bed linen, bath, beach towels and tea towels with you, including all sheets and bedding for the travel cot. There are 4 single beds, 2 double beds and 1
king sized bed. We recommend bringing flat sheets for the larger beds if you have them and king sized duvet covers for the double beds.

King size and single duvets, pillows and blankets are provided.

Wifi & TV

Wifi is available throughout most of the house but can be patchy due to the rural location. There is also phone signal but again, due to the house location this can be patchy. We recommend logging onto the wifi and enabling wifi calling on your phone.

​The TV does not have reception but can be used for DVDs.

Dogs

The property is dog friendly but dogs are not allowed upstairs or on the furniture. Up to 3 dogs are allowed per stay and a cleaning charge of £25 will be charged for 2 or more dogs. Please keep dogs on leads around any livestock.

Household Cleaning

All household cleaning products and loo paper are provided. We ask that guests leave the house clean and tidy, as you would your own home.

There is currently no washing machine or dishwasher but laundry detergent is provided for hand washing if required and there is a washing line outside.

Smoking

The property is non-smoking throughout and the use of candles is not permitted.

Access & Safety

Take care

Please note the building is very old so some of the doorways are low and the floors are uneven. The farmhouse also has stone flooring in the downstairs rooms and a stone staircase so please take care in these areas, especially with small children.

Off Grid Utilities

The property is off grid; electricity is powered by a generator and heating by oil.

The main living spaces are equipped with an open fire place and a wood burner. Guests are welcome to light both during their stay and wood is provided.

The River Exe

The River Exe flows past the end of the garden. We recommend accessing the river from the other side of the bridge. Please also watch children and dogs closely when near or in the river as at certain times of year it can be fast flowing.

Working Farm

Lyncombe Farm is currently tenanted and as a working farm, the yard, surrounding buildings and fields are in constant use. 

Public Footpaths
& Bridleways

Public footpaths and bridleways run through the farmyard so we advise shutting the doors on that side of the house if you don't want any curious walkers or dogs coming in! Please ensure all dogs are controlled and supervised when in the farmyard.

Countryside
Code

Please follow the Countryside Code while staying in the farmhouse and enjoying the surrounding areas. More info.

Access & Parking

Access to the farmhouse is by farm track which can be uneven and stoney in places so please take care. NB The track is not suitable for low slung vehicles. There are enough parking spaces for up to 5 cars in the farmyard and through the gate in front of the kitchen door. Please do not block the farmyard gates or tracks as they will be in constant use. Please also park on hard standing ground, not on the grass as it can become wet and difficult to negotiate.
